7/6/26 Hearing Examiner now has until Aug 20/Sept 19, 2026 to make her recommendation!

On July 6, 2026, the OZAH record closed. Now, documents can no longer be submitted to the Hearing Examiner, Madame Khandikile Sokoni, and she is now on the clock. 

 

The Hearing Examiner has until Aug 20/Sept 19 to make her recommendation on the rezoning application (45-75 days from July 6).

 


The Hearing Examiner has many options for what she can recommend.  She can say:

 

·         “Yes” to everything the developer requested

·         “No” to everything the developer requested

·         Anything in between such as:

o   Recommend the Developer reduce the density, height, etc;

o   Recommend new binding element(s); or

o   Recommend remand for additional testimony on specific matters

 

The Hearing Examiner’s recommendation will likely be 30+ pages long.  The recommendation will be made to the Montgomery County Council, who will then have the final vote "Yes or No" on whether the rezoning for the townhouses can occur. 

 

The FINAL VOTE by the Montgomery County Council will be scheduled and could occur as early as September, but more likely in October or December 2026We will need a HUGE TURNOUT for that VOTE in OCT or DEC 2026. MORE TO COME later on this.
