WHY WE MUST SAY NO TO Rezoning Application:
LMA H159 & Forest Conservation Plan  F20250680!

THIS PROJECT SHOULD CONCERN EVERY MONTGOMERY COUNTY RESIDENT LIVING ON A TWO-LANE ROAD.  This is an attempt to IGNORE the Master Plan and allow HIGH DENSITY developments with little affordable housing on any two-lane residential roads -- this Application (from Northern Virginia developer Ryan Stuart Development Company led by David Muller) doesn’t fall under Thrive or the Missing Middle.  If this floating rezoning is approved it will set a precedent in Montgomery County that a Master Plan does not matter. That communities don’t have voices in planning.   The land, which fronts and exits only from Notley Rd (a two-lane road), is 10 acres currently zoned for 18 single family homes on 1/2 acre lots and at a max height of 40ft.  The Developer is requesting a 60 foot-high wall of 150 townhouses:  out of character and incompatible with our community and neighbors. (In October 2025, the Montgomery County Planning Board "imposed binding elements" (i.e. requirements) on the developer to limit to a 50 foot-high wall of 130 townhouses, with only 19.5 affordable units.  Read more here.)
